When my mother offers me something to eat and I tell her I don’t like it, her reaction is always: “Why not?” I can, of course, say that it’s just not to my taste, but she won’t accept that. If she likes something, it is good. Nevertheless, tastes do vary from person to person. I see this in my work as a real estate agent, every single time. And whether you prefer a nearly empty, white-toned Jan de Bouvrie interior or have trinkets on every surface, as a landlord, you need to understand something else as well: ‘Values and norms differ too’.

One in three Dutch people experiences nuisance from neighbors. This occurs not only in big cities but also in smaller towns, where neighbors can make each other's lives quite miserable. Of course, it sometimes happens that your neighbors are busy with renovations or having a party. You might be disturbed by loud music or the noise of a drill. But this kind of noise nuisance is temporary; you know it will soon stop. However, if you have neighbors who cause noise every day or every weekend—whether it’s due to music, arguments, or a constantly barking dog—it's a different story.

You own a property that you don't use and have decided to rent it out. Suddenly, you realize you don't know how the division of various costs works. What costs are the tenant's responsibility, and what costs are the owner's responsibility? Sometimes things break. It's logical that they need to be repaired, but who pays the bill? And who pays for maintenance? This article helps answer these questions.

In a modern complex, two apartments are available for rent. The layouts are the same, and both units are well-maintained. Although the views differ, one is not inferior to the other. Yet one apartment is quickly rented and occupied, while the other remains sadly vacant. What makes the difference?

If a tenant, for example due to job loss, can no longer pay the rent, it is a problem for the landlord. No one wants a difficult and lengthy procedure. Many aspects of the rental agreement are legally regulated. For instance, the tenant is immediately in default if they do not pay the rent on time. But on the other hand, the law also offers protection to the tenant. You cannot simply terminate the lease and demand that the tenant vacate the property.

As soon as you notice that there is a rental arrear, it is wise to take action immediately. In this blog, we will outline a few steps you can take.

The proposal to prevent house buyers from being excluded does not go far enough for major cities. The cities want more options to be able to take action against investors who buy houses. The Hague, Rotterdam, Amsterdam, Utrecht, and Eindhoven advocate for a general rental permit and more legal options to tackle fraudulent landlords.

'There is a leak in the central heating pipe,' reported the owner of a newly built apartment to me recently. Or rather, HouseScout, since I had handled the mediation for the rental, could arrange for a repairman. Of course, that was possible. Everything is possible with HouseScout! But I want the best for my clients, so I advised them to contact the installer. And what turned out was that the central heating system was still under warranty, and the installer could carry out the necessary repair immediately and free of charge. It could have been an expensive affair for the owner, and HouseScout always aims to prevent that!
